What we do

Water-Source Heat Pump Repair, Replacement and Maintenance

Whatever your unit needs, the visit works the same way: we look at it, tell you what we found in plain words and give you the price before we touch anything.

Repair

When the unit shuts off, leaks or stops cooling, we find the failed part, show it to you and give you the price before any work starts.

Replacement and Installation

The new unit has to fit the same closet and match the water, drain, duct and electrical connections already in place. We measure first, then install.

Maintenance

Coil cleaning, drain line flush, electrical checks and a look at the water side, so small problems are found before they shut the system down.

Water-Side Service

Hoses, strainers, valves and the heat exchanger. This is the part a regular air conditioner does not have, and where most condo calls begin.

Symptom guide

What Is Your Unit Doing?

In a condo the first question is always the same: is it your unit, or is it the building? Pick the symptom to see what to check first and what we usually find.

It Shuts Off and Needs a Reset

The unit has safety controls that stop the compressor when the pressure climbs too high. It is protecting itself. Resetting it again and again without fixing the cause is what ends up damaging the compressor.

Check this first

  • Ask the front desk if the building water loop or cooling tower is down
  • Ask a neighbor on your line if theirs is off too

What we usually find

  • Low water flow from the cooling tower or the water valves
  • Scale inside the heat exchanger
  • A failing water valve or control board

Water on the Floor or in the Closet

Water can come from two places: the condensate drain, like on any air conditioner, or the hoses that bring building water to the unit. A hose leak does not stop by itself, so it needs attention right away.

Check this first

  • Turn the unit off at the thermostat
  • If a hose is leaking, close the two water valves at the unit
  • Let building management know and give us a call

What we usually find

  • A clogged drain line or a rusted drain pan
  • A worn or cracked water hose
  • A loose connection at the valves

It Runs but Does Not Cool Enough

When the fan runs but the air is not cold, the compressor is either not running or cannot get rid of the heat. In a water-source system that often comes back to the water side, not the refrigerant.

Check this first

  • Check that the thermostat is set to cool
  • Ask if other units in the building have the same problem

What we usually find

  • Inefficiencies in the water flow
  • Low refrigerant from a leak
  • A compressor or capacitor that is failing

It Got Louder Than Before

These units sit inside the apartment, so you hear them more than a system with the compressor outdoors. A new rattle, buzz or hum that was not there last month is worth checking before the part fails.

Check this first

  • Note when it happens: at start-up, while running or at shut-off
  • Check that the closet door and the panels are closed tight
  • Make sure nothing is stored against the unit

What we usually find

  • Worn compressor mounts or a loose panel
  • A blower motor or wheel out of balance
  • A contactor or a valve that is wearing out

This is a general guide. If you see water or smell something burning, turn the unit off and call us.

How it works

What Is a Water-Source Heat Pump?

It is a complete cooling and heating system in one cabinet, with no outdoor unit. Instead of releasing heat into the outside air, it passes it to a loop of water that runs through the whole building and up to a cooling tower on the roof.

That is why it is the standard in high-rises along the coast, from Hollywood Beach to Hallandale Beach: every apartment gets its own system and its own thermostat without needing space outside. On a cool night the same unit reverses and takes heat from the water to warm the apartment.

The building and the owner each have a part. Knowing where the line is saves time when something fails.

  • The Building’s Part

The cooling tower, the pumps and the water loop that feeds every floor. The association maintains them.

  • Your Part

In most buildings, the unit inside your apartment, its hoses, its drain line and the thermostat. Your condo documents confirm it.

  • How to Recognize It

One cabinet in a closet or above the ceiling, two water lines connected to it and nothing of yours outdoors.

  • Not Sure What You Have?

Send us a photo of the unit or its label by text and we will tell you.

When repair is not enough

Replacing a Water-Source Heat Pump in a Condo

It is not the same job as a regular AC replacement. The closet sets the limits, and the building sets the schedule.

Measured to Fit

We measure the closet, the door and the connections so the new cabinet goes in without rebuilding anything.

Matched Connections

Water lines, drain, supply duct, return and electrical all have to line up with what is already there.

Scheduled With the Building

We arrange the water shutoff, the elevator and the work hours with management before the day of the job.

New Hoses and a Clean Drain

Old hoses and a dirty drain are the usual source of leaks, so they are part of the job, not an afterthought.

Service That Respects Your Home and Your Building

Working in a condo means working in a small space, above someone else’s ceiling and under the building’s rules. We protect the floor, keep the water under control and leave the closet clean.

Between visits, a clean filter and a clear drain line do most of the work. Our AC maintenance page explains what you can do yourself, and our AC repair page covers the cooling problems every system shares.

FAQ

Water-Source Heat Pump Questions, Answered

What is the difference between a heat pump and a water-source heat pump?

A regular heat pump has an outdoor unit and exchanges heat with the outside air. A water-source heat pump has no outdoor unit: it sits inside the apartment and exchanges heat with the building water loop. The parts, the repairs and the replacement units are different.

Who is responsible for the unit in my condo?

In most buildings the association maintains the cooling tower and the water loop, and the owner is responsible for the unit inside the apartment. Check your condo documents to be sure.

Why does my unit keep shutting off?

Most of the time it is a safety control reacting to high pressure, caused by low water flow or scale in the heat exchanger. First ask the building if the water loop is running. If it is, the problem is in your unit and it needs service.

How often should a water-source heat pump be serviced?

At least once a year, and twice is better here because it runs almost every day. The visit includes the air coil, the drain line, the electrical parts and the water side.

How much does the service cost?

It depends on what the unit needs. A capacitor is a very different job from a compressor. We diagnose it first and give you the price before any work starts.

Should I repair or replace it?

If the unit is fairly new and the repair is minor, repair it. If it is old, uses refrigerant that is being phased out or needs a compressor, replacing it usually makes more sense. We give you both numbers so you can compare.

Do I need permission from my building?

Many buildings ask for advance notice, set work hours and require the water to be shut off by their staff. Tell us which building you are in and we arrange it with management.

What brands do you service?

We work on most major brands of water-source units. We are an independent contractor, not an authorized dealer of any brand.
