What we do

Commercial Air Conditioning Repair, Replacement and Maintenance

One contact for the system that keeps your doors open. You always know what we found, what it costs and what can wait.

Commercial AC Repair

A warm dining room or sales floor costs money by the hour. We diagnose the fault, tell you what it takes to fix it and give you the price before any work starts.

Installation and Replacement

When a unit is at the end of its life, we match the new equipment to the space, the existing curb or pad and the electrical service, and plan the change around your schedule.

Preventive Maintenance

Filters, belts, coils, drain lines and electrical parts checked on a schedule, so the system fails less often and you can budget for it instead of reacting to it.

By type of business

What Does Your Business Need?

A restaurant and an office can have the same unit on the roof and need very different care. Pick yours to see what wears the system down and what we pay attention to.

Offices

People sit in the same spot for hours, so uneven temperatures and humidity turn into complaints fast. Equipment and lighting add heat that a home system never deals with.

Suggested maintenance: twice a year

What we focus on

  • Even temperatures from room to room
  • Thermostat schedules that match your work hours
  • Clean filters and coils for better indoor air

Retail Stores

The front door opens all day and lets the heat and humidity in. Customers decide in seconds whether a store feels comfortable enough to stay.

Suggested maintenance: twice a year

What we focus on

  • Enough capacity for the hours with the most traffic
  • Humidity control near the entrance
  • Drain lines, so water never reaches the sales floor

Restaurants

The hardest job for a cooling system. The kitchen adds heat and grease to the air, the exhaust hoods pull conditioned air out and the dining room has to stay comfortable through every rush.

Suggested maintenance: every three months

What we focus on

  • Filters and coils, which clog faster with kitchen air
  • The balance between the kitchen and the dining room
  • Belts, motors and drain lines before the busy season

Medical and Dental Offices

Patients, staff and equipment all depend on stable temperature and humidity. Small exam rooms with closed doors make airflow harder to balance.

Suggested maintenance: every three months

What we focus on

  • Stable temperature and humidity all day
  • Filter changes on a strict schedule
  • Quiet operation and clean, dry drain pans

Warehouses and Workshops

Large open spaces, high ceilings and bay doors. Often only the office or one work area is cooled, and that system works against the heat of the whole building.

Suggested maintenance: twice a year

What we focus on

  • Units sized for the area that is really cooled
  • Dust on coils and filters
  • Electrical connections and motors under long run times

The schedule is a starting point. After the first visit we tell you what your equipment really needs.

Equipment

Commercial HVAC Systems We Work On

Not sure what is on your roof? Most small commercial buildings in Broward use one of these four.

Rooftop Units (RTUs)

The most common system on local shopping plazas and low-rise buildings. Everything is in one weatherproof cabinet on the roof, which keeps the noise and the equipment out of your space.

Packaged Units

The compressor, the coils and the blower in a single cabinet, on the roof or on a pad next to the building. Simple to service and common where indoor space is limited.

Split Systems

An outdoor condenser and an indoor air handler, like a home system but often larger. Typical in small offices, storefronts and restaurants with one unit per area.

Water-Source Heat Pumps

Used in office towers and condo buildings connected to a cooling tower. We cover these in detail on our water-source heat pump page.

Good to know

How Commercial HVAC Differs From a Home System

The principle is the same as the air conditioner at your house. The scale, the location and what is at stake are not. A commercial system cools more people, runs longer hours and usually sits on a roof where nobody looks at it until it stops.

That is why the problems we see most are the quiet ones: a worn belt, a clogged coil, a drain line full of algae. All of them are cheap to fix on a scheduled visit and expensive on a Saturday afternoon with a full dining room.

If your business runs on smaller, home-style equipment, our AC repair and AC maintenance pages apply to you as well.

  • Size

More capacity, heavier parts and larger motors, often running on three-phase power.

  • Location

On the roof, exposed to sun, rain and salt air all year.

  • Fresh Air

Commercial units bring in outside air for ventilation. Some use an economizer, a set of dampers and sensors that has to be checked.

  • Zones

Several units and thermostats serve one building, so one area can fail while the rest keeps working.

  • Run Time

Long daily hours and constant door traffic wear belts, bearings and contactors faster.

FAQ

Commercial HVAC Questions, Answered

How often should a commercial HVAC system be serviced?

It depends on the business. Offices and stores usually do well with two visits a year. Restaurants, medical offices and any place with heavy use or kitchen air are better served every three months.

Do you repair rooftop units?

Yes. Rooftop units, packaged units and split systems are the equipment we work on most in commercial buildings.

Should I repair or replace my rooftop unit?

If the unit is fairly new and the repair is minor, repair it. If it is past ten years, has a failed compressor or a leaking coil, or uses refrigerant that is being phased out, replacing it usually costs less over time. We give you both numbers.

How long does a commercial AC unit last in South Florida?

About 10 to 15 years is typical near the coast. Sun, salt air and long run times shorten the life of rooftop equipment, and regular maintenance helps it reach the higher end.

Can you work without interrupting my business?

We plan the visit for your slowest hours, within our schedule of Monday to Saturday, 8 AM to 8 PM. Most maintenance is done on the roof and does not disturb the space below.

Do you work with property managers?

Yes. We can take care of several units or several tenants in one building and keep you informed after each visit.

How much does commercial HVAC service cost?

It depends on the equipment, its size and what it needs. We look at it first and give you the price before any work starts.
